This residential new build is a design and construct project that spans an impressive 850sqm, tailored to meet bespoke specifications.

It boasts a 220sqm garage ; an expansive area designed to stor e vehicles and other prized possessions. The project also stands out with f or its slate roof, sourced from Europe, adding a touch of elegance and long-lasting quality to the build. The construction utilises a fully timber frame for structural integrity, while exposed rafters in the garage, enhancing the architectura l detail and adding character to the space.

This custom build merges functionality with high-end design, making it a unique addition to residential architectu re.

We had a great experience with CLC and remain friends to this day. We have recommended Eamonn and his team many times to friends and visitors to the house.

The Mount Claremont Project stands as a beacon of modern residential architecture.

This beautiful home brings a distinct design and construction elements alongside remarkable features that push the boundaries of traditional residential projects. Several stand-out features include:

A four-car undercroft garage , meticulously designed to blend with the overall architecture of the home.
A polished concrete suspended slab that forms the foundation of this structure.
Exposed polished concrete staircases serve as a visual and structural focal point and stylishly connect the different levels of the home.
A feature cladding wall t hat intersects the home adding aesthetic appeal through visual contrast. This wall complements the high-spec kitchen and finishes details, which are carefully selected to elevate the living experience.

Despite its ambitious design and high specifications, one of the hurdles included difficult site conditions during the groundworks phase. Navigating these challenges required a deep understanding of the terrain and a commitment to innovative construction techniques, which CLC easily brought to the table. Additionally, special care and attention to detail were crucial in waterproofing the rear wall of the undercroft garage — a task that demanded precision and expertise to ensure the longevity and durability of the structure.

This two-story build and renovation combines existing structures with new construction, and was all completed within an ambitious six-month timeframe .

A notable feature is the imported European slate roof, which enhances both aesthetics and durability. The build primarily uses timber framing as well as double-glazed windows for improved energy efficiency and comfort. Despite the tight schedule, the project emphasises a balance between maintaining some original elements, like certain walls and the ground slab, and introducing modern, high-quality materials and construction techniques.

We found Eamonn and his team excellent to deal with on our project. It wasn't a straightforward build and we thought he handled any problems or challenges really well. We wouldn't ring anyone else for our next project.

Panda Early Learning

The construction of the Panda Early Learning was approached with an efficient methodology that prioritised both quality and practicality.

The foundation of the building was laid using a standard ground slab, providing a stable and durable base. Walls were constructed using 90mm pre-fabricated timber frames, which facilitated a quicker and more efficient building process compared to traditional methods. The roof structure comprised pre-fabricated timber trusses, ensuring a cohesive and sturdy design.

Aesthetically pleasing and weather-resistant, the external facade featured a brick veneer external leaf, while the internal walls were constructed with timber frames and covered with 13mm impact-resistant plasterboard for durability and safety. To enhance thermal efficiency, the external walls were insulated to achieve a total R-value of R-4.5, and low E glass was installed in external windows to minimise heat transfer.

Additionally, all activity areas were fitted with a suspended grid ceiling, offering easy and long-term access to the ceiling space for maintenance and upgrades, combining functionality with innovative construction techniques.
